IS THIS A BAD/GOOD TIME TO SELL/BUY REAL ESTATE????
Hey look, all that stuff that you hear on radio, and you read in newspaper, and you see on TV, it’s not a whole picture. Homes are still selling, people are still moving, it can happen.
Many of my friends & clients ask me, ‘Is this bad time to sell? Or Is this good time to buy?’
There is a never bad time to sell/buy, and there is a never good time to sell/buy, it really depends. Yes, the market maybe is difficult right now, there is a lot of REO (bank owned properties), lot of foreclosures. I’m not saying that’s not a reality, but I’m saying this… what if you’re going to take hit on your house here, but you’re going to buy somewhere else for a lot better price. Yes, maybe there is a downsize to do it, but there is also a lot of benefits to do it right now.
We’ve seen the collapse of the subprime loan market followed by losses in the prime mortgage market. We’re currently dealing with high unemployment and burdensome consumer debt. Without a job, consumers are less likely to pay their bills, including mortgages. So the housing market will continue to decline through 2009, than home prices will stagnate for some time – three to five years. As the government prints trillions of dollars, currency may become devalued – inflation. It will become more difficult for consumers to afford a home, since wages seldom keep pace with inflation. In time of inflation, home prices have tendency to rise and some buyers will rush to purchase at a time when prices are appreciating. And some homeowners will be happy to see the value of their home goes up.
It depends on your situation. If you’re in hardship (divorce, loss of job, financial distress, etc.) and you cannot afford current house payment, than selling could be a one of solutions for you. If you’re counting on getting rich by selling your house, than probably it’s not good time for selling.
If you’re planning on staying in the house for a long time or if you’re buying investment property that will bring you a cash flow (renting), than it’s a good time to buy.
Yes, you deserve truth. You need a Realtor® who is not afraid to tell you the truth. If your house was on the market for a long time and didn’t sell – that’s because your agent wasn’t honest with you, or was afraid to lose your listing if tells you the truth. It’s doing malpractice, it’s not allowed.

The Right Real Estate Agent
People don't talk about it a lot. But finding the right real estate agent can be the difference between a happy, stress-free home buying or selling experience, and an unhappy, stressful experience.

Second, you'll want an agent with the experience needed to know the local neighborhoods, schools, market conditions, ordinances, etc. With my years of experience in the local market - I have the expertise and track record of success you need.
Third, you'll want an agent who embraces the convenience of technology without losing the personal touch. You'll love the resources available on my website and the e-mail alerts that I send, but these will never replace the time I spend with you, serving as your personal guide through this exciting process.
Finding the Right Realtor - Do You Know How?
Treat your Realtor right, and you will find that the person you hired to "represent" you, will go to the ends of the earth for you and won't permit you to put yourself in any jeopardy, by giving you the best possible advice; sometimes the best advice is simply - take it to your lawyer. In a divorce situation for example, the Realtor, regardless of how he/she may feel, cannot "take sides", and must work with the real estate related "facts" only. No matter how many hours he/she has worked in a given day, the Realtor must always "keep his cool" and attend to the matters on the table; must be prompt and efficient and "do the job", because a "job" it is; usually his/her only one. So far as can be researched, a job where all the financial risk is borne up front for what can be several months, by the agent, with no cost to the public, if in the end "nothing happens".
Remember: your best investment in real estate is your choice of the Realtor you hire to "represent you". Many apply for the job you are offering. If you are selling, you will sign a listing contract with a Realtor to be "your" agent. If you are buying, be sure to sing a Buyer Agency Buyer Broker Agreement committing a Realtor to be "your" agent; know that they are working "for you". Ask "your agent" to spell it all out for you in clear language that you are sure you understand. Don't rush. Don't be afraid to ask questions. There are no dumb questions, except the ones that don't get asked. Allow at least an hour and maybe two discuss your options. To do business in today's environment and protect your interests, agents cannot do their jobs in fifteen minute meetings. Permit them to do their job. Allow them enough time to work "for you".

Don't Fear Falling Prices
There's nothing troubling about a gradual correction of home prices. If we keep our incomes at the current level and home prices go down - we are richer, we can buy more housing.
There has been a misperception that houses will constantly appreciate. Sometimes people will try to imagine that we can have both high home prices and affordable housing. But I can tell you that doesn't add-up. You either have high home prices or lower home prices. And lower home prices are what we want, and people shouldn't be afraid of that. Most of us care about our children and grandchildren, and these people have to buy houses so why would we want high home prices? We want economic growth, we don't want high home prices.
